Prescott's Climate Puts Water Under Your Slab
Concrete is not waterproof. Groundwater and moisture in the soil under a slab move upward through the concrete as vapor, a process that never really stops, it just speeds up or slows down with the seasons. Prescott sits at about 5,400 feet with a real winter, real snowmelt, and monsoon rain that soaks into the ground around a lot of garages. That moisture has to go somewhere, and often it is straight up through the slab.
On a bare, uncoated floor, that vapor just evaporates off the surface and you never notice it. Seal that same slab with epoxy and you have blocked the exit. If the vapor coming up is more than the coating system can handle, it builds up underneath, breaks the bond, and shows up later as peeling, bubbling, or a floor that never fully cures. Testing before we coat is how we avoid that, not how we upsell you.

How We Test Every Slab Before We Coat It
Every estimate includes a moisture check, not just the floors that look suspicious. It takes a few minutes, costs you nothing, and tells us whether your slab is a standard install or needs extra protection before we ever price the job.
Moisture-Meter Screening
A quick, non-invasive reading on every slab we quote, no exceptions. It is the first thing we check, right alongside looking for the white residue, dark patches, and damp spots that tell us something is going on underneath.
Calcium Chloride Testing
If the meter reading or the visible signs point to a problem, we run a calcium chloride test before any coating goes down. It measures how much water vapor is actually moving through your slab, in pounds per 1,000 square feet per day, and takes about three days to get a real result. We are not guessing at a number, we are measuring it.
What Happens Next
The test result tells us which system your floor needs. Most Prescott slabs come in under our standard base rating and need nothing extra. If the number comes back higher, we add a moisture barrier and price it as its own line, so you see exactly what it costs before you decide.

Moisture Barrier
Added when your calcium chloride test comes back above 9 pounds. Rated up to 26 pounds of vapor per 1,000 square feet per day, it goes down before the base coat and stops vapor from reaching the epoxy at all.

A moisture barrier is not buried in the price or sprung on you at install. If your slab needs one, it shows up as its own line on your estimate so you know exactly what you are paying for and why, before you sign anything.

Most Prescott garage slabs test well within range for our standard epoxy base, no extra step needed. A smaller share test higher, usually slabs with a history of dampness, poor drainage nearby, or no vapor barrier under the original pour.
Either way, the decision is based on your actual test result, not a guess, and the moisture barrier only gets added, and only gets charged, when the number says you need it.
