The Coating Stays Bonded. The Topcoat Is What Wears.

The coating stays bonded to the concrete. What wears out outdoors is the topcoat. Anything that lives in the sun loses its shine over time, whether it’s a concrete coating, house paint, or powder-coated steel, and at Prescott’s elevation the sun is hard on all of it.

Most patios need a fresh topcoat somewhere between 5 and 10 years. We suggest planning for it around year 5. A recoat is a light sanding and a new topcoat, and usually runs $2 to $3 per square foot.

Patios and driveways carry a 2-year warranty. If an outdoor coating has a bond problem, it shows up in the first two years, and that’s what we cover.

We don’t coat many pool decks in Prescott, but when we do, quartz is our pick. It has the most grip of anything we install, and it holds up well to chlorine and salt water. If you have an existing Kool Deck finish, we can often refresh it with a new acrylic topcoat instead of tearing it out.

We install two systems outdoors: full flake and quartz. Flake keeps its looks longer in the sun. Quartz is the tougher surface, with the most grip of anything we install. For a pool deck, we recommend quartz every time.

About as hot as bare concrete. Color matters more than the coating: dark colors hold more heat. Dylan has a dark gray quartz driveway at his own house and walks it barefoot all summer. If your patio gets full afternoon sun, pick a lighter blend.

Yes, with the right shovel. On flake, use a plastic shovel. On quartz, plastic is still best. A metal-edge shovel held flat usually does fine, but gouges from a metal edge digging in aren’t covered by the warranty. Skip ice melt. It can damage coatings and the concrete underneath, and damage from it isn’t covered. Use sand for traction.

The coating stays bonded. What wears out outdoors is the topcoat, the same way house paint and powder-coated steel dull in the sun. Most patios need a fresh topcoat somewhere between 5 and 10 years. We suggest planning for it around year 5.

Usually $2 to $3 per square foot. We lightly sand the existing surface and apply a new topcoat. The hard work is already done.
