Sealed Seams
Protect the Structure
Water Doesn't Ruin Decks In a Day. It Takes Years, Quietly.
A deck fails from the inside. Water finds a seam, soaks the substrate, and by the time you see damage the framing underneath has been wet for years. A waterproof deck system stops that at the surface with a continuous, sealed membrane.
Prescott’s mix of monsoon rain, snow, and intense UV is exactly what these systems are engineered for. We prep the surface, seal every seam and edge, and build the coating in layers.
- Continuous membrane, no gaps for water to find
- UV-stable finish that handles full Arizona sun
- Textured walking surface with real traction
- Flashing, drains, and edges detailed, not skipped

What to Expect
Repairs, Warranty, Maintenance & Scheduling
Repairs
We fix small areas of rotted plywood and framing ourselves before coating. For bigger tear-outs, we bring in a trusted partner so the whole job still runs through us. If anything looks structural, we stop and refer you to the right professional before we coat anything.
Warranty
We warranty our workmanship for 2 years, which is when installation problems show up if they’re going to. The manufacturer, Westcoat or Polycoat, warrants the materials separately. Those terms vary by system and are written on your estimate. Keeping the coating resealed on schedule keeps both in force.
Maintenance
Clean it and have it looked at every few years. Most systems need a fresh topcoat every 3 to 5 years, depending on sun and foot traffic.
Scheduling
Deck systems go down between 50 and 90 degrees, so we schedule around Prescott weather.

Two Deck Systems
Westcoat vs. Polydeck: Which Fits Your Deck?
Here’s how Westcoat and Polydeck differ, so you can pick the system that fits your deck.
Westcoat: when you want it to look like stone or tile
Westcoat systems let us finish a deck in a sand texture, tile patterns, stone patterns, and more. We can also stain the finish with a semi-transparent concrete stain so it reads as natural flagstone or tile, not a painted surface.
Polydeck: a budget-friendly way to save an old deck
Polydeck is a polyurethane waterproofing system. It’s our go-to for refurbishing a worn deck, because it puts a new waterproof layer over it and pushes back the day you have to tear it out and rebuild. We also use it on new decks. It holds up well to Prescott’s sun, snow, and temperature swings.
You Have Questions, We Have Answers
Waterproof Deck Systems FAQs
Often, yes. If the framing and plywood are sound, we can usually go over the existing surface with a new waterproof system. If we find soft or rotted wood, we’ll tell you, because coating over bad wood only hides the problem.
Call us and tell us whether it’s leaking right now and where you think the water is getting in. Until we get there, clear any drains on the deck, move valuables away from the wet spot, and turn off the circuit if water is near a light or outlet.
